# Overnight Basement Flood in Highlands Ranch: Extraction to Dry in 4 Days

A sump-pump failure flooded a finished Highlands Ranch basement overnight. Here's how our crew extracted, dried, and prevented mold — with direct insurance billing.

At 5:47 am on a Tuesday in May, we got the call: a finished basement in Highlands Ranch had flooded overnight. The homeowner had woken up to squishy carpet at the bottom of the stairs and found two inches of standing water covering the family room, guest bedroom, and utility area.

By 7:15 am our crew was on site. Four days later the structure was dry to standard, the homeowner had a fully documented claim, and their insurance had approved reconstruction. This is what happened in between.

## The situation

**The home:** Two-story with a full finished basement in the Backcountry area of Highlands Ranch. About 1,400 square feet of finished space affected — living area, guest bedroom, bathroom, utility room.

**The cause:** Failed sump pump. The pump had run for years without issue but chose that night to seize during a rain event. Groundwater rose into the sump pit, overwhelmed the failed pump, and spread across the finished basement.

**Contents at risk:** Family photos in bins on the floor, holiday decorations, a home office setup, an upright piano, a full guest bedroom of furniture.

## First 24 hours: stop it, extract it, save what we can

Our first move was safety. The utility area held the electrical panel, and with standing water present the whole basement was a shock risk. We coordinated with the homeowner to kill power to the basement circuits before anyone stepped foot in the water.

Next, extraction. We ran two truck-mounted extractors for about three hours, pulling water from the carpet, subfloor voids, and the utility room. Then we moved to what we call the “contents triage” — packing salvageable items into inventory boxes for pack-out, and setting aside anything with obvious damage for documentation.

The piano was the hardest call. It had sat in about half an inch of water on its casters for six to eight hours. We pulled it up on blocks, dried the base, and marked it for post-drying assessment by a specialist. Ultimately it was salvaged — but that outcome wasn’t guaranteed at hour one.

Documentation went in parallel with the physical work. Moisture readings on every wall and floor section, thermal imaging on the wet areas, photos and video of everything. That’s the packet the adjuster needs — and the more complete it is on day one, the smoother the claim runs.

## Days 2 through 4: structural drying

The wet carpet and pad had to go. We removed them, sanitized the concrete underneath, and inspected the drywall bottom edge. About 40 linear feet of drywall showed wicking above the initial water line — that got flood-cut at 24 inches so we could dry the wall cavities directly.

Then the drying phase. We set 16 air movers and 2 LGR dehumidifiers throughout the space. The dehumidifiers pulled roughly 40 gallons of water out of the air per day between them. Our tech came back every 24 hours to record temperatures, humidity, and moisture readings — adjusting equipment placement as materials dried unevenly.

By hour 72, walls and framing were down to the dry standard for the local conditions. By hour 96 — day four — we removed the equipment and the structure was ready for reconstruction.

## The mold-prevention piece

This is where a lot of restoration jobs fail six weeks later. If the drying stops before materials reach the dry standard, mold begins to grow in the still-damp cavities, and everyone finds out about it in the fall when the smell hits.

Our approach: monitor daily, adjust equipment daily, and only remove equipment when every material reads at or below the target. We also treated the exposed framing with an antimicrobial as insurance.

The homeowner asked us to do a mold-clearance air test at the end. It came back at normal levels. That’s the confirmation we wanted for them too.

## The insurance process

The homeowner’s carrier covered the loss under their standard homeowners policy — sudden and accidental damage from a covered event. Their deductible was $1,000, and that was all they paid out of pocket.

Total mitigation and drying scope: about $8,400 in Xactimate pricing, approved by the adjuster with no push-back on the documentation. Reconstruction (new drywall, paint, carpet, pad) followed on a separate scope and was completed a few weeks later.

## What we’d tell any Highlands Ranch homeowner

Sump-pump failures are one of the most common causes of finished-basement floods in Highlands Ranch — the community has a high concentration of finished basements and a lot of aging sump systems. A few things that would have prevented this:

-   **Test your sump pump twice a year.** Pour a bucket of water into the pit and confirm it cycles.
-   **Install a battery backup or water-powered backup pump.** Pumps fail exactly when you need them — during power outages after storms.
-   **Add a Wi-Fi water sensor** in the utility room. A $30 device would have caught this by 1 am and saved the finished space.
-   **Elevate items in the basement.** Photos, documents, keepsakes belong at least 12 inches off the floor.
